One of the more important factors in making your home as appealing as possible to buyers is creating a sense of space. In today's home buying environment, spacious open areas are sought after and highly desired. Homes with open floor plans tend to sell faster and for more money than homes that do not have open floor plans.
If you're thinking about doing some renovations to your home in order to maximize its value, consider removing some non-load-bearing walls to open up the main living area. Open kitchens, dining areas and living rooms have become very popular and can be accomplished without spending a tremendous amount of money. That said, we do not recommend renovations such as combining bedrooms to make a larger bedroom unless the rooms are exceptionally small. Typically a lower bedroom count will result in less money for your home. We also don't recommend opening up your kitchen if it drastically reduces cabinet space or hinders its functionality.
Even if you aren't able to do any major renovations, you can still do things to create a better sense of space. We highly recommend staging your home before it goes on the market. The main thing to do is "de-clutter"!! Remove unnecessary furniture and fixtures from rooms to make them look larger. Make sure the furniture you are using isn't too big and is placed properly in the room. Using neutral paint colors over darker ones also tends to help rooms look more spacious.
